In overall good condition - has a small spot of paint flaking on the right side of the painting to the right of the archway (see photo). Frame is in good condition - professionally framed and ready to hang. REF: Excellent rare example by mid 20th Century California modernist, Raymond Kubacki. Lived in Altadena, Calif. in the mid 1950s and passed away in San Diego. Kubacki studied at Chouinard Art Institute and was a member of the California Watercolor Society.
