Currier, 2 Spruce St. N.Y. Nathaniel Currier (before Ives) was located at 2 Spruce Street from 1835 - 1856, fitting with the 1845 date on the lithograph. 16 1/2" x 12 1/2" includes beautifully grained wood frame. Please look closely at the photos - I see no staining but it looks like the unframed lithograph may have been tacked up at one point - there are pin holes at the corners.
